MECHANICAL PACKAGE – Package TWO

PLUMBING CHECK – Even a small leak can cause major damage over time and large increases in your water bill. Schedule a Walk Thru inspection during the off season to protect from potential problems during the rental “abuse” season. We can spot the smallest problems before they turn into huge ones. We will start at the outside of house, inspect outside showers, hose bibs, main water line and valve box to ensure everything is working properly. Inside the house, we go through every floor, checking each bathroom and plumbing fixture to make sure it’s working properly. A loose toilet on top of tile flooring seeps into floors and therefore can cause ceiling mildew damage. We also ensure the shut off valves are working efficiently. We make any necessary adjustments to toilets ensuring a proper flush, check age and temperature setting of water heater, and tighten packing nuts on any valves that have dripping when turning on or off.

One Bath House $70.00
Each additional bath $12.00

ELECTRIC CHECK – Visual check for defects and proper sizing of breakers, any possible overheating problems, loose connections; determination of any necessary replacements. Check all GFI receptacles for proper operation; note area missing GFI protection – (these areas are kitchen, bathrooms, outside of house, pool area and outside storage). Check GFI for pool or hot tub area as well as check for any code violations with wiring. Notes made of any lights missing or those that may need replacing spot check for missing or broken plates on receptacles or light switches. Check heat pump for proper fusing and any defects in disconnects and wiring. Notes will be made and customer advised of any code violations that are found

Cost for houses up to 2950 sq feet $195.00
Cost for houses @ 3,000 sq feet and larger $295.00

Additional fee of $100.00 for houses in Corova or south of Oregon Inlet bridge up to Hatteras.

HVAC –The annual check for your HVAC system (cost $125.00) includes checking of indoor and outdoor units for unit’s operation, Freon levels, oil, internal wiring, drain lines, and removal of weeds growing into the unit. Also included in agreement are the one time filter change-out and rinsing off of outdoor units if a water source is close enough. If you have a maintenance agreement with us, the hourly service rate is reduced by $25.00 per hour for any needed work.

In order to become a regular monthly filter change out, you must have an inspection of your HVAC unit ($125.00) then the charge will be $13.00 per month plus the cost of the filters.

Spring drain lines checks will stop MOST condensation overflows. Overflows may ruin sheet rock and flooring and this can be very costly.
Changing Air Filters regularly is the most important part of your maintenance. Dirty filters choke your unit’s air flow and therefore your unit can freeze and operate WITHOUT cooling – this causes your furnace to get too hot and will cut off or can even burn a fan up. It can also allow dirt to be pulled into your air handler and will clog drain lines and spread dirt through your duct work that will come out on your walls.
We can build a HVAC protector with treated 1 X 6’s and 4 X 4 treated corner post around HVAC system to protect from driven rain, salt and water- $28.00 per lineal foot

SEPTIC SYSTEM – When it comes to your septic system – ROUTINE MAINTENANCE has proven to be successful. The best way to avoid costly repair is to prepare in advance for the rental season. ANNUAL maintenance program ($100.00) includes a visual inspection (inspecting both ends of tank), a septic treatment applied directly into the septic tank, and a filter cleaning, if applicable. Tank pumping recommendation is every 1-3 years depending upon your rental season. Pumping prices depend on the size of your septic tank.
